What you need to know about government funding for a new home:

  • The federal government does not give housing grants directly to individuals. The funds are given to states and certain municipalities, who in turn, distribute the funds to residents.
  • No grant will cover 100% of the cost of a house.
  • The government will not give a grant to anyone who cannot use it toward a mortgage; therefore, qualification for a mortgage is necessary.
  • Any program the federal government has to assist first-time buyers in a home purchase will require that you attend a HUD approved Housing Counseling class. They help people get their finances organized so they will qualify for a mortgage.

  • Contact your local government for help - directory of official state, county and local government websites.
  • HUD-approved Housing Counseling - HUD funds housing counseling agencies throughout the country who can give you advice on buying a home, renting, defaults, foreclosures, credit issues and reverse mortgages.h
  • American Dream Downpayment Initiative (brochure) 
  • Local Homebuyer Programs - in addition to HUD's mortgage insurance programs, there may be programs sponsored by your state or local government or other organizations.
  • Low Downpayment Information - will facilitate approval of downpayment assistance through secondary financing programs and will permit nonprofit and government agencies greater flexibility in providing downpayment and other assistance to prospective homeowners through secondary financing.

  • Housing Choice Voucher (Section 8) - allows very low-income families to choose and lease or purchase safe, decent, and affordable privately owned rental housing.
  • Starting your own business - Be prepared and understand the basics from the Small Business Administration.
  • Benefits.gov - helps citizens access government benefit eligibility information through a free, confidential, and easy-to-use online screening tool. After answering some basic questions, you will get a a report listing the benefit programs for which you may be eligible.

Homeownership Incentive Program (HIP 80)

The Homeownership Incentive Program (HIP 80) provides assistance for homebuyers in the general public by lending between $1,000 and $30,000 as a 0% interest / no payments second loan which can be used for the down-payment required by your lender and some of the additional costs associated with purchasing a home.

100% of the loan between $1,000 - $15,000 forgiven over a 5-year period  
100% of the loan between $15,001 - $30,000 forgiven over a 10-year period  

Only homes located within the city limits of San Antonio are eligible for this program. City Limits Map (Interactive)

First Responders Homebuyer Assistance Program (FRHAP)

The First Responders Homebuyer Assistance Program (FRHAP) provides assistance to City of San Antonio uniform police and fire employees by making a 0% interest or no payments second loan in an amount of $7,500 or $15,000. The second loan can be used for any combination of the down-payment required by your lender and some of the additional costs associated with purchasing a home. Homes located inside the San Antonio City limits are eligible for $7,500. Only homes located in the Community Revitalization Action Group (CRAG) area are eligible for $15,000.

Homeownership Program for Employees (HOPE)

The Homeownership Program for Employees (HOPE) provides assistance to full-time civilian employee homebuyers by making a $5,000 or $10,000 0% interest or no payments second loan. This loan is forgiven over five years and can be used for any combination of the down-payment required by your lender and some of the additional costs associated with purchasing a home. Only homes located in the Community Revitalization Action Group (CRAG) area or the Inner City Reinvestment/Infill Policy (ICRIP) area are eligible for this program.

HOMEBUYER EDUCATION CLASS

The City of San Antonio’s, Neighborhood & Housing Services Department (NHSD) will begin to host our In-Person class, which will be held during the day from 9 am – 5 pm. Our Non-profit partner Neighborhood Housing of San Antonio (NHSSA) will continue to host their evening class from 5 pm – 9 pm (Split into two evenings). Please see the registration link below for both, HUD approved 8-hour Homebuyer Education class options. **Continue to monitor our webpage as we will update accordingly.

How do I qualify for first

To qualify for assistance, you generally must meet the following criteria:.
Be a first-time homebuyer..
Have a credit score of at least 640..
Take a homebuyer education course..
Qualify for a loan with a participating lender..
Fall below income limits in your area..

Does Florida have a down payment assistance program?

Eligible borrowers may also participate in one of Florida Housing's second mortgage programs to assist borrowers with down payment assistance and closing costs. There are some requirements in order to qualify for our Homebuyer Loan Program: Minimum Credit Score of 640.

Which loan is best for first

An FHA loan has lower down payment requirements and is easier to qualify for than a conventional loan. FHA loans are excellent for first-time homebuyers because, in addition to lower up-front loan costs and less stringent credit requirements, you can make a down payment as low as 3.5%.
